Cracking, hollow patches and coats that have parted company with the wall. We establish the cause before touching the finish, because a filled crack over an unfixed problem simply reappears a foot to the left.

Twenty minutes with a knuckle

Render can look immaculate and be finished. Once it has lost its grip on the substrate it survives on edge adhesion alone, and edge adhesion does not last.

So before any figure is written down, the elevation gets worked over by hand and by ear, hollow zones get chalked out, and the quote reflects the wall that actually exists rather than the one visible from the gate.

It costs us a third of an hour. It is the whole difference between a repair that holds and one that lifts next February.

The parts nobody can see from the ground

Stacks, gable apexes and dormer cheeks take more weather than any other surface on the building, which is why they are reliably the first render to go.

They are also the parts that cannot be done safely off a ladder. Access is specified and costed at the quoting stage, never added once we are stood in your drive.

If a roofer or a gutter firm already has scaffold up, that is the cheapest moment you will ever get to have the render seen to.

Repair questions

What is my render trying to tell me?

The shape of a crack is diagnostic. A fine map of hairlines across a panel is usually shrinkage and largely cosmetic. A diagonal running away from a window or door corner is movement. A long straight horizontal or vertical line often follows something structural behind the coat.

Photograph it square on and send it over. We can usually place it into one of those three before setting foot on site.

How do you tell sound render from failed render?

By ear. Tapping across the elevation, sound material returns a dull solid note and detached material drums like a hollow box.

Anything drumming has already let go of the wall behind and is being held up by its own edges. It cannot be rescued in place.

Can a repair be made invisible?

On painted render, effectively yes, because the whole elevation can be overcoated afterwards.

On weathered through-coloured render, no. A new patch will read slightly differently against years of weathering. We would rather tell you that now than have you disappointed later.

Why does my north wall keep going green?

Algae needs damp to live on, and a north-facing elevation dries slowly. Add a gutter joint dripping down the face and you have ideal conditions.

Washing it off deals with today's growth. Unless the wall is allowed to dry, it returns within a season or two, so we look upward at the rainwater goods first.

The window fitters have left a mess. Can you tidy it?

Yes, and this is a steady part of our work. Reveals, sills and the render around new frames nearly always need reinstating once the glazing crew has moved on.

We rebuild the reveals, set fresh beads and blend the repair into the existing coat.

Is a rendered chimney worth repairing or replacing?

It depends what is under the render. A sound stack with a failed coat is straightforward. A stack with perished bedding underneath needs the brickwork addressing before any render goes near it.

Either way it needs proper access, and that is priced in rather than sprung on you.

At what point is patching a false economy?

Once you are cutting out a substantial share of an elevation, the labour approaches a full re-render and you end up living with a patchwork anyway.

We will say plainly which side of that line your wall falls on, including when the answer costs us the bigger job.

Can this be sorted before a sale completes?

Often, and it is generally money well spent. Cracked or blown render is an easy flag on a survey and an easy lever in a renegotiation.

Tell us the deadline when you first ring. If it is not achievable we will say so straight away rather than promising and failing.
